split system for condensation and compression. Its evaporator is
connected to an air handing mechanism (forced air furnace). The
entire machine is packed together as a large unit and put
outside the establishment, usually on the roof or an outhouse.

The cool air circulated by the unit is transmitted through the

dweller of the establishment. But such controls are not common
and many systems come without these making it imperative for all
the tenants of the specific house to bear with the general
temperature set for the house.

Since the AC system is placed outside the building therefore it

disturbing humming sound most AC's make. A superior cleansing
system also purifies the air it circulates so that the air you
breathe is freed of any irritating allergen, dust particle or
other unwanted substance.

Centralizing your AC unit also helps the administrators,
engineers or maintenance people of the building to keep a strict
check on the electric consumption and voltage requirements of
the people in the building, since it leaves no reason for the
tenants to run their personal AC units.

Centralized AC also gives you the opportunity to find out and
decide the temperature you want, this in turn helps you control
your electric bills, since, the more consistent the temperature
is the greater control you have over your energy expenses.

An AC's filtering capacity is a feature you need to pay good
attention to while purchasing. Your AC needs to make sure the
air you breathe is clean, along with making it cool. In case it
fails to do so it will be transmitting pollutants everywhere in
the building.

For greater convenience you should probably try and install some
means of controlling the temperature of the AC unit from each of
your tenants' apartments. Consult an architect as to how you

The summer has finally hit and now you are spending more time
indoors with the air conditioner on. You have the thermostat set
on 75 degrees and are feeling pretty good until you realize that
its getting hotter inside. Before you know it, it is 90 degrees
in your house and you are calling the air conditioning repair
company. Problem is that it is the busy season and they may not
be able to get to you for a week. What a disaster. The sad thing
is that this could have probably all been prevented with a
little maintenance.

To have a smooth running HVAC system, you need to have a program
of regular maintenance. Before every cooling season, have an air conditioning service
come check your system. It is usually a minimum charge and can
save you hundreds of dollars by catching problems early. It will
also prevent the aggravation of having no air conditioning.

In a normal A/C service check, the company will perform the
following tests. They will check the condensing unit's coils,
the compressor, the belts, operating pressures, operating
temperatures and the Freon level. They will typically oil any
components that need oil such as the fan and condenser. The cost
of the service is usually fairly cheap and most companies will
also run specials in the spring. Keep an eye out for a sale
flyer.

There are also things that you yourself can do to help maintain
your homes HVAC system. The most important thing of course is to
change your air filter often. They only cost a buck or two and
protect not only your air quality but also keep dirt from
clogging your AC coils. Replace them at least once a month.
Another simple thing you can do is to hose off your outside AC
compressor. At least once a month, take a hose and rinse off the
unit to clear it of dirt, dust, grass clippings and leaves. If
the unit becomes clogged, it will have to work much harder to
get your home cool. Lastly, do not turn your unit off completely
in the summer. Instead, turn the temperature up when you leave
your home. Turning it off will just mean that your AC will have
to work incredibly hard when you get home to cool off your house.

That's all it takes to have a reliable A/C system. Through
simple maintenance and regular checkups, you can have a system

Interestingly enough a big AC may not be your ideal answer to
the summer heat. It might, in fact, provide you less cooling
than a smaller unit, since smaller units run longer than bigger
ones which tend to click on and off. Running longer permits
smaller units to maintain a regular room temperature, remove
moisture from the room (thereby getting rid of humidity) and
ultimately gives you greater comfort.

Even you are selecting a machine for central air-conditioning
size is of considerable importance. This sizing however needs to
be done by a pro. When dealing with a central air-conditioning
system for your home make sure that the fan shuts off along with
the compressor, that is, do not make the central fan for
circulate the cool air, use circulating fans for each room
instead.

Following are a few cooling tips which will save your air
conditioning systems from breaking out in a sweat;

(1) Use whole house fans. These help maintain a cool temperature
by dragging cool air through the whole house and throwing out
the hot air through the attic. Whole house fans work best during
night time when the outdoors is cooler than the indoors.

(2) In the summer months your thermostat should ideally be set
as high as possible. The closer the temperatures outside and
inside are the less your cooling bill! If your thermostat is set
at a colder setting your cooling rate will slow down, the
temperature will fall to an uncomfortable level plus your
cooling expenses will mount.

(3) Let your fan's speed be high, unless of course the weather
is particularly humid in which case you will be better off
setting it at a lower speed.

(4) Use an interior fan to complement your window AC. This will
give your AC a helping hand and distribute the cool air better
without unnecessarily increasing your electricity bills.

(5) Putting your lamps, TV sets etc. near your thermostat is a
big no-no. heat from these appliances can be detected by the
thermostat making the AC run unnecessarily long.

(6) Its ok to put trees or shrubs to shade your AC but make sure
they don't come in the way of the airflow. An AC unit
functioning under a shade is known to use almost 10% less amount
of electricity than one functioning directly under the sun.
